‘Building cleaning’ is not a specification. List the lobby, elevators, floors, parking, bin rooms, windows, periodic washing and materials. Landscaping should specify irrigation, pruning, fertilising and hazard treatment.
The caretaker or management company verifies performance, records material defects and requires correction before approval. Methods and timing should protect residents, staff and surfaces.
Sound management distinguishes routine work, a service-provider visit and an inspection reserved for an authorised professional. Each system should have a file, next due date, responsible party and open-defect status so that warranties and required work are not lost.
