Fixed monthly management fee
Pays for resident service, collections, planning, supplier coordination, oversight, records, reporting and committee support, subject to the proposal and agreement.
No two properties operate in exactly the same way. After mapping the systems, expenses and expected service level, we normally present three options — Basic, Balanced and Full Envelope — so owners can compare them clearly before deciding.
Every option shows ALTIT LUXURY’s fixed monthly management service fee separately. The condominium operating budget pays the property’s actual expenses. This makes it clear what pays for the professional management structure and what remains allocated to running the property.

Pays for cleaning, electricity, lifts, insurance, staff, inspections, repairs, materials, suppliers and shared building systems.
For a condominium that prefers a focused monthly charge and wants to approve some periodic or exceptional costs separately.
A practical balance between a controlled monthly charge and advance planning for the main predictable periodic expenses.
For a condominium that prefers a wider monthly envelope and wants to reduce special assessments as far as reasonably possible.
A plan name cannot describe the entire service. A property with a pool, gym and underground parking requires a different budget and operating structure from a smaller building with one lift.
| Topic | Basic | Balanced | Full Envelope |
|---|---|---|---|
| Recurring operating expenses | As proposed | As proposed | As proposed |
| Predictable periodic expenses | Often separate | Usually spread monthly | Broader planning |
| General reserve | Normally no | Only if specified | May be included |
| Planning and resource level | Focused | Balanced | Broadest |
| Likelihood of separate assessments | Higher | Lower | Reduced as far as possible |
The words “normally”, “usually” and “may” matter: the property-specific proposal always overrides this general table.
After the visit and data review, each option separately identifies:
This page is general information, not a quotation, commitment or uniform representation for every building. Plan names do not create a universal list of services.
Only the property’s written proposal and signed agreement determine price, VAT, scope, frequency, exclusions, assessments, use of funds, approvals and responsibilities. If anything differs, the signed documents control.
