How should contractor defects in a new building be managed?
Keep precise central records, distinguish maintenance from construction defects and follow the contractor in writing.
One photograph or WhatsApp message may not be enough. Record location, date, description, impact, recurrence and every visit or repair in a single defect register.
The contractor’s duty depends on defect type and applicable law. Structural, safety or disputed responsibility issues require an engineer or lawyer. Management preserves evidence and follow-up but does not determine legal or engineering liability alone.
Professional management creates continuity: open the task, assign responsibility, keep evidence, follow the supplier and update residents until closure. In a new building, that same record also protects warranties and claims against the contractor.
