Who must pay condominium expenses in Israel?

Owners generally participate in expenses needed for proper maintenance and management of common property, subject to the law and building documents.

Section 58 of Israel’s Land Law establishes the general duty of each apartment owner to participate in expenses necessary for proper maintenance and management of common property. Cleaning, common electricity, elevators, insurance and required inspections are therefore not merely optional items.

Allocation is not automatically equal per apartment. The statutory basis may depend on the apartment’s floor-area ratio unless a valid registered arrangement provides otherwise. The bylaws and registration should be checked before issuing charges.
